Wells Flood Action Plan Non-Residents

What follows is information for non-residents with properties in the flood risk sectors of Wells:

First check if your property is at risk go to www.environment-agency.gov.uk/homeandleisure/floods/31650.aspx1 or call 08459 88 11 88
If your property is at risk we assume you will check your insurance cover, duty of care, and carry out a risk assessment
Register for Environment Agency (EA) Flood Warnings Direct (FWD) requesting registration for an area of special interest . Ask about registering your home telephone number, mobile number and e-mail address
Get advice from the EA as to visitors registering for warnings before they leave home
If you are not resident in Wells ask whoever looks after your property ( caretaker ) to register for warnings
Ensure the caretaker is kept informed as to who is staying in the property and has contact numbers to warn and inform them
Check the EA s recommended flood defences and again if non-resident arrange for your caretaker to fit such items as flood boards when appropriate
Tide Tables can be purchased locally for yourself, caretaker , and visitors.
NNDC s Your essential flood guide has been distributed to all at risk properties. Read it, and display it at your property
Note reference to the Severe Flood Warning and evacuation.

A decision to evacuate will be a multi-agency decision involving amongst others the EA, Police, County and District Councils.
When a decision to evacuate is taken theAldermanPeelHigh School, the designated evacuation centre, will be opened. (We hope to publish a map showing the centre next month.)
With seven at risk sectors scattered around the town warning messages may be issued to some sectors but not necessarily all that is why you should be registered for your property rather than rely on friends ringing or general news bulletins.
Established commercial businesses are aware they do not come within the remit of volunteer flood wardens.

Newly established businesses, commercial or holiday lets, can obtain more information and advice on a wide range of business continuity issues from NNDC (see earlier reference).
The Quay is delivered to every property in the NR23 area and in addition we are hoping that NNDC will be allowed to ensure all this information is sent directly to non-residents with property in flood risk sectors
